 The main piece of equipment you will need is a riding lawn mower. These are available in all price ranges, from $1000 and up. You can also find good used mowers for sale starting at about $500. However, your average riding mower is not made for commercial use. The type of mower you purchase at your local home  and garden store is made to be used maybe once a week, and will last many years with good care and maintenance . However, take that same mower and use it several times a day everyday and you will be lucky to get 1 or 2 years out of it. Also, the warranty on most riding mowers will not cover heavy duty use.  Another option would be a commercial mower. Some of these have a 1 or 2 year commercial warranty, but prices start at about $5000. If the price of a commercial mower is too prohibitive, start out with a cheaper $1500-2000 model. After your business takes off and you are making money, consider a more expensive commercial mower.

• Mulching blade kit for your riding mower. You don’t want to have to rake grass

1. You will need a way to transport your equipment. If you have a pickup truck this is easy, just get yourself a set of ramps that will support the weight of  your heaviest mower. If you own a car, you will need a small open trailer will a built in ramp. You can purchase these at your local home improvement or farm store for about $1000 or less. You may want to go this route even if you own a pickup truck. The loading height will be much lower on a trailer than the bed of a truck. The ideal option would be a covered trailer with a built in ramp at the rear.  These are available for about $3000. That sounds like a lot of money but the cost is well worth it since your equipment will be under lock and key and out of the weather when not in use. You could also advertise your business and phone number on the side of the trailer.

             Shortly after I decided to quit, my paralegal had a talk with me and fired me to get more business.  The mortgage person in our BNI group, one not sending me business, was a logical person to contact about this.  I had good timing to contact the mortgage person as she is the vice-president of our chapter, and, as such, had to send me the letter saying that I had missed twice during the six month period.  I got the stupid form letter which, in all fake charity, wished me a “blessed day”.  As soon as I got the letter, I called her and asked her why she was not sending me any closings, knowing, damn well she was busy.  She came up with two inaccurate stories.  The first false story was we charged $300 more for a closing than we said we would.  The second story was that my paralegal did not use her for a personal re-finance.  Why the hell are you going to take that out on me?  I asked her if she would give us another chance.  She was hesitant to do so.  I told her that I don’t go to BNI for the food.  If she would not send me closings, I would quit BNI.   (Heaven forbid I quit BNI).  She then said she would “throw us a bone”.  Fair enough.

             The next day, she throws us a bone.  There was a title search request from her.  I was pleased and got my title searcher to get it done.  One week later, I get a call from her partner.  The closing had been sent to us and to the other law firm.  Guess who got the ass end and does not get to do the closing?  I get no call from her or no explanation, much less an apology. 

             The real estate agent in our group in our group is in the middle of this as she represented the buyer in this closing.  I had a talk with her after the incident broke.  She refused to get in the middle.  (This means the mortgage person is more strong-willed about her and what the mortgage person says goes, i.e. I do not get to do this closing.) 

             True charity is what my paralegal did to me a couple of weeks ago.  She got in my face and got me out of my funk and go out and scrounge up business with old and new contacts.  She gave me constructive criticism.  The mortgage person does not talk to me; she just send her closings elsewhere without telling me anything.  The real estate person does not have the guts to speak up for me.  (Is this not the point of BNI?)  I now understand how Charlie Brown felt when Lucy would show him the football to kick, then take the ball away.  What do I need to do?  Get away from Lucy and BNI.  I will do it now.  Fool me once, shame on you.  Fool me twice, change on me.  BNI, you are fired!
